It says my order is complete, but why isn't the system showing results?

Our system has other search criteria; we suggest searching by another method, the choices are: order number, address, and owner’s name.

I should have received my order by now but have not; should I reorder?
If the order was placed without a point of contact email address, the order may be complete and located in our system for your retrieval through the Order Management System on the American Title, Inc. Web site. If there is a delay in the order, our representative will contact you as well as post status via the Web site.


What does a "failed report" mean?
A failed report occurs when the order request does not process correctly. When an order is placed with American Title, Inc., we issue a confirmation back to the client. If the order is held up due to technical or human error, a failed report is returned. The choice is then to submit the order again or contact us at (800) 589-7329 and we'll place the order manually.

I have a title where one of the vested owners has passed away. Where would I fax the death certificate? Also, when will this be updated and sent back to me?
The death certificate may be faxed to (800) 830-1442 to revise the report. This has a very short turn around time and will be emailed directly back to the client (assuming an email address is included).

I submitted an order with the wrong address. What do I do now?
Contact our Orders department at (800) 589-7329 x161 or x131 to correct the problem.


The name on the report does not match the customer’s name (i.e., Kelly and Kelley).
By contacting the Underwriting department, the deed can be compared with the vesting on our report. From the actual deed, we will take the necessary steps to revise the report in order to proceed with the funding.

Why would American Title, Inc. change a city to a township?
In many states, rural properties (or any properties outside a city’s limit) are included as "unincorporated land." For most states American Title, Inc will use the city where the property owner's mailing address is assigned. In some states the Township is utilized to cover the "unincorporated land." This is so every single property in that state has a local municipality. This is done to more accurately describe where a piece of property is located.


What are exceptions and/or requirements on commitments?
The exceptions on a Limited Title Policy are basically the liens and/or judgments that show of record. On a limited policy these items do not need to be taken care of on behalf of the underwriter because the policy has already been issued with them on it. However, they do need to be taken care of to ensure the lien position you need.

The requirements on a Full Alta Commitment are items that may or may not need to be taken care of to ensure the lien position you need when the final policy is issued. Whatever items remain after a certain period of time after the loan has been closed will then be shown as exceptions to the final policy.

What are abstracts?
Abstracts are a historical summary of all the recorded instruments and proceedings that affect the title of the property. Abstracts are currently used in a number of states.


What is a survey? When do I need to get one?
A survey is a process by which a parcel of land is measured and its areas ascertained. Normally a survey is not needed for refinance or home equity loans unless there is a problem with the legal or it appears there are encroachments to the property. A survey may also be required when land is or has been divided and the legal description is not clear.

What if the mortgage that appears on the commitment is not held by the same lender on the credit bureau or payoff letter?
If the assignment from one company to the other is not filed, it is still possible to clear it by having the lender who is preparing the release be sure to reference the Book and Page numbers of the original mortgages, previously held, bought out the original letter.

What if a mortgage shows on the commitment, but has been paid off?
Because a release has not been filed at the respective county, for liability purposes we cannot remove this from the commitment. In some cases failure to fulfill the requirement of getting a proper release filed could lead to a final policy not being issued, or it being issued with this as an exception. Some states can use other means of clearing a paid mortgage, these needs to be handled on a case-by-case basis.
